<p>As of February 2025 both platforms EstateGuru and Reinvest24 are some of the <a href="https://p2pempire.com/en/worst-p2p-lending-platforms">worst P2P lending platforms</a>. Any investment on those crowdlending sites is connected to much higher risks, as presented on their websites.</p>
<p>Both crowdlending platforms are based in Tallinn, Estonia. We have had the chance to visit the headquarters of both EstateGuru and Reinvest24 during our recent trip to Tallinn.</p>
<p>EstateGuru was founded in 2014, and since then, it has managed to fund over &euro;628 M in loans from more than 145,000 investors. Since the platform's launch, investors have earned more than &euro;51 M in interest.</p>
<p>Reinvest24 was launched in 2018, and so far, the platform has funded loans worth more than &euro;30 M. The crowdlending platform has paid over &euro;4 M in interest to more than 19,000 registered investors.</p>
<p><a href="https://p2pempire.com/en/worst-p2p-lending-platforms&gt;">Compared to some </a><a href="https://p2pempire.com/en/best-p2p-lending-platforms-europe">P2P lending platforms</a>, Reinvest24 and EstateGuru fund business loans secured by a mortgage. Let's look at some of the differences, pros, and cons that you should consider when comparing those two platforms.</p>

<h2>Risk and Return</h2>
<p>Knowing the risks and returns of the two <a href="https://p2pempire.com/en/crowdlending">crowdlending</a> platforms is essential. Both EstateGuru and Reinvest24 offer secured investments that are backed by a mortgage.</p>
<p>The risk on both platforms depends on the company's ability to properly access the collateral backing the loan and its risk management.</p>
<p>Both platforms have a dedicated risk management process that allows them to evaluate the collateral and collect a debt when a loan defaults.</p>
<p>As of February 2025, platforms have a significant portion of their portfolio in default.</p>
<p>Defaulted projects on both platforms don't represent losses, but the risk of losing capital is higher. The collateral can be liquidated if the borrower can't repay the loan. Defaulted loans on both platforms harm the liquidity of your investments.</p>
<p>When analyzing the performance of EstateGuru's loans in Finland and Germany, you notice that the default rate is significantly higher in those two markets.</p>
<p>In the chart below, you can see the current exposure of the loan book in various markets. This gives you a good idea about where you can currently invest your money.</p>

<p>The <strong>offered interest</strong> is directly correlated with the risk that you are taking. When pricing individual loans, the demand for capital from borrowers might also weigh in.</p>
<p>While EstateGuru mainly offers loans with interest ranging from 9% to 12%, Reinvest24 is paying a significantly higher rate of up to 16%. Most of the projects on Reinvest24 are listed with an interest rate of about 14% per year. Higher interest comes often with much higher risks.</p>

<h3>Which loans are the safest?</h3>
<p>EstateGuru's loans from Estonia show the best historical performance if you are looking for additional safety. If you are looking for the safest investments on Reinvest24, we believe that loans from Estonia offer a better risk and return ratio than any other projects.</p>
<p>Both platforms have an excellent knowledge of borrowers in Estonia, making investments in this market some of the safest.</p>

<h2>Usability</h2>
<p>Both platforms are easy to use, even if you are just starting with P2P lending.</p>
<p>EstateGuru offers automated investments with predefined investment strategies or a custom auto investment. The platform also enables you to invest manually, our preferred investment method on EstateGuru.</p>
<p>EstateGuru also lets you download your loan book and analyze your portfolio from various dimensions, which isn't possible on Reinvest24.</p>
<p>Since Reinvest24 is a much smaller platform, you can only invest manually, which isn't a big issue as there are not so many loans available. Most of the time, you have between one to three available projects listed for funding.</p>
<p>If you start with crowdlending, we always recommend investing manually to familiarize yourself with the platform and review the project's business plan and finances. That way, you can better sort the projects based on your risk appetite.</p>
<p>While EstateGuru provides an independent evaluation report for the listed loans, Reinvest24 doesn't offers this report for all its loans, making evaluating collateral slightly more difficult.</p>
<p>EstateGuru offers investments from just &euro;50 per project, while you will have to invest at least &euro;100 on Reinvest24 into one single loan.</p>

<h3>Our Experience with EstateGuru and Reinvest24</h3>
<p>We have used both crowdlending platforms for several years, and our experience has not been very good. Both platforms followed an aggressive expansion strategy, which led to many defaulted loans. While we managed to liquidate most of our portfolio on Reinvest24, we still have some funds invested on EstateGuru, which you can review on our <a href="https://p2pempire.com/en/portfolio">portfolio page</a>.</p>

<h2>Liquidity</h2>
<p>Liquidity is an underestimated benefit you should consider when investing in loans. While we recommend investing only money you don't need, you will never be able to predict unexpected situations where you require additional cash. In that case, you should have the option to exit your investment.</p>
<p>The good news is that both platforms offer a secondary market where you can sell your investments. The time it takes to sell your investment depends on the current demand from other investors and your price. Sellers can offer a discount on both platforms to liquidate their position faster.</p>
<p>As of February 2025, the liquidity on both platforms is limited.</p>
<h2>Support</h2>
<p>EstateGuru offers support to their investors. If you have any questions, you can contact the platform's support with their Live chat option during business hours or just email them. The response time is typically within 24 hours on EstateGuru. The support on Reinvest24 has been deteriorating over the past few months.</p>
<p>Both platforms were keen to show us their headquarters and answer our critical questions during our visit to Tallinn.</p>
<h2>Final Verdict: EstateGuru vs Reinvest24</h2>
<p>As of February 2025, we don't think that EstateGuru or Reinvest24 offer attractive investment opportunities. Until the current issues are resolved, there is no reason to invest in either of the two platforms. Risk-cautious investors should explore <a href="https://p2pempire.com/en/review/fintown">Fintown</a>, <a href="https://p2pempire.com/en/review/crowdpear">Crowdpear</a> or <a href="https://p2pempire.com/en/review/inrento">InRento</a> which are much better alternatives.</p>
